At 51 Melcher Street, Wise Construction transformed a historic 1915 office building into a modern life science space through a highly detailed interior renovation. We carefully balanced historic preservation with advanced building systems, upgrading MEP infrastructure, rooftop and below-grade utilities, and adding a loading dock stair and canopy to support the building’s new use. Working within a tight South Boston waterfront site, our team applied Lean Construction practices to coordinate trades and logistics efficiently, delivering a sophisticated, high-performance lab environment that respects the building’s character and its urban setting.

Navigating complex MEP upgrades, the preservation of a nearly century-old building, and managing the tight urban logistics of the location.

Lean Construction practices were implemented early to unify teams, establish accountability, and create an attainable, well-coordinated schedule.

A fully functional life science facility that is honoring the past while advancing Boston’s biotechnology future.
