Engineered for Connection: A New Workplace Vision for Watts Water Technologies
Watts Cafe

Corporate workplaces continue to evolve beyond traditional office environments, especially for science and engineering-driven companies where collaboration and employee experience play a growing role in attracting and retaining talent. At Watts Water Technologies’ headquarters in North Andover, Wise recently completed a series of renovations designed to enhance how employees connect, recharge, and move throughout the workplace.

The work spanned multiple projects across two floors and included upgrades to the headquarters cafeteria, restroom facilities, lobby space, and circulation areas. The café renovation transformed an outdated cafeteria into a vibrant gathering space through a full-gut renovation that introduced new MEP infrastructure, electrical/new lighting, sprinkler head relocation, a custom baffle ceiling, a sliding panel track, booth seating, new floors and paint, and high-end architectural elements. Wise’s self-performing team played a major role in the execution, completing demolition, framing, drywall, ceilings, and specialty installations.

Senior Project Manager Nick Fanjoy, comments: “The transformation of this space was truly incredible and really brought life to a space where Watts employees can unwind and connect while taking lunch. Immediately after the project was finished, seats were filled!”

Additional improvements focused on modernizing employee restrooms and creating a showcase environment for Watts products—perfectly located next to their Training Center. The renovation included new HVAC, plumbing, electrical, tile finishes, acoustical ceilings, and highly coordinated European-style partitions and specialty fixtures that required detailed planning and precision installation. The project team worked closely with Watts stakeholders to coordinate owner-supplied materials and maintain project flow throughout construction. Our self-performing team also took hold of the framing, drywall, ACT, and installation of all toilet accessories and specialties.

Fanjoy adds: “The restrooms were brought back to life with new modern finishes that liven up and demonstrate how the Watts products operate. This project wouldn’t have been made possible without our client’s precise coordination of the Watts products. Each new fixture or accessory had to be coordinated to make it the space it is today.”

A separate phased renovation within the lobby and circulation spaces introduced a new visitor restroom, upgraded electrical infrastructure, glazed vestibules and partitions, and enhancements to the building’s grand staircase, helping modernize the arrival experience while supporting the functionality of the broader workplace environment.

With extensive experience delivering interior renovations and tenant improvements within occupied and operational facilities, Wise understands how to execute workplace transformations that support both daily operations and long-term workplace evolution.
